5-room Ang Mo Kio flat sells for record price of $1.48m

A five-room HDB flat in Ang Mo Kio has exchanged hands for $1.48 million - breaking the resale record in Ang Mo Kio with the price at least $200,000 higher than other units in the area.

Property analysts pointed out that although someone was willing to pay such a high price for the DBSS Park Central @ AMK unit, it did not mean many other buyers would do the same.

The last highest resale price was $1.268 million for a unit sold in February 2024.

In the same month, a five-room unit in the adjacent Block 588B was sold for $1.12 million.

Park Central @ AMK was built in 2011, consisting of four 30-storey HDB blocks with a total of 578 four- and five-room units.

The high-priced resale unit has an area of 119 sq m and a remaining lease term of 85 years and 7 months.

It was last resold in August 2018 for $850,000 - a difference of $630,000 in comparison to the latest resale price.

According to Shin Min Daily News, 278 units have been resold, of which 33 five-room units were sold for more than one million dollars.

Seven of those units were also from Block 588D, with resale prices of other units in the past ranging from $1 million to $1,188,800.
